Rent is due and payable up to the final date of lease.

Tenant is responsible for utilities up to the final date of lease and property walk through has taken place.

Carpets to be professionally cleaned and receipt be sent to Landlord. Use Heaven's Best Carpet Cleaning 208-312-7135. Let him know Teresa Holmes and you will get a discount. Please note that failing to do so, will cause resident to be liable for cost of cleaning hired by landlord.

Tenant is responsible for dropping off all rental keys at the office of A & T Property Management on move out date. This includes but is not limited to the following: front door keys, gate keys, mail keys, garage openers. Until keys are turned in the tenant will accrue rent.

Tenant cannot use the security deposit as last month's rent.

Tenant understands that if the lease is not completed the total amount of security deposit will become non-refundable and any repairs will be added not deducted from deposit.

Tenant understands that if there was a pet deposit, then 1/2 of the deposit is non-refundable.

Deposit will be returned no later than 45 days after vacating the property minus any repairs of damage if applicable.
